When a business might consider bridging finance
A bridge can cover a timing gap on a property purchase, refurbishment or an asset sale. It should have a clear repayment event rather than simply funding recurring losses. A commercial mortgage may be a better long-term structure once the property and business meet its requirements.
Explain what must happen between completion and repayment. An auction deadline or urgent purchase does not remove the lender’s security and legal checks. Do not plan a transaction around an advertised decision time as though it were a guaranteed funding date.
Build and stress the exit strategy
An exit might be a documented property sale, an agreed refinance or another evidenced cash receipt. A general hope that a bank will lend later is weaker than a plan supported by valuation, underwriting requirements and realistic timing.
Test what happens if the sale is late, the property value falls or the refinancing loan is smaller than expected. Include costs and time for any extension, and check the default interest and enforcement provisions. A bridge without a workable exit can become very expensive.
Serviced, retained and rolled-up interest
Serviced interest is paid during the term. Retained interest may be deducted from the advance; rolled-up interest is added to the balance. These structures change both the net cash available at completion and the sum due at the end.
For arithmetic only, £100,000 at an assumed simple 1% a month for six months would incur £6,000 interest before fees. If £6,000 were retained upfront, only £94,000 would be available before any further deductions. This is not a lender quote and does not model compounding or every contract.
Security and loan-to-value
The lender assesses the collateral, charge priority, title and value. Existing mortgages reduce headroom and can require consent. A business may need a valuation and independent legal advice even when the credit assessment is quick.
Ask whether the quoted loan-to-value is based on gross debt or net funds released after retained interest and fees. Both affect how much cash the purchase actually receives. Security can be enforced if the business cannot repay.
Compare the total completion-to-exit cost
Include arrangement, valuation, legal, broker, exit and extension charges where applicable. A monthly rate cannot be compared directly with an annual rate without considering the borrowing period and cash flows. The repayment schedule is not necessarily a standard monthly annuity.
The general business-loan calculator assumes equal monthly payments and may not fit a retained-interest bridge. Use a transaction-specific schedule and professional advice. Shareholder’s general referral process is not a specialist bridging quotation.
A few things worth knowing
Common questions
How quickly can a business bridging loan complete?
It depends on underwriting, valuation, title, legal work and the readiness of all parties. An advertised decision time is not a guaranteed completion time.
Can I get a bridge without an exit plan?
A credible repayment plan is fundamental. Lenders assess how and when the balance will be repaid; an unsupported refinancing assumption is a significant risk.
Can interest be deducted from the advance?
Some arrangements retain interest upfront, reducing the net cash released. Other structures service or roll up interest. Check the actual completion and redemption statements.
